Bathroom Remodeling in South Lake Tahoe, CA
Built for Tahoe Bathrooms: Moisture-First Remodeling
Bathrooms in mountain homes face challenges that coastal or valley builds don't — extreme humidity swings, freeze-thaw cycles on exterior walls, and condensation that can quietly damage framing if waterproofing isn't done right.
We approach every bathroom remodel with moisture management as the foundation. From continuous vapor barriers to commercial-grade waterproofing membranes, we build the layers that protect your home long after the tile is grouted.
Whether it's a full primary suite renovation or a compact guest bath refresh, the standard is the same: tight joints, proper ventilation, and materials rated for the environment they're in.

FEATURED PROJECT
Our Recent Tahoe Bathroom Remodel - Modoc
This project started with three separate areas: a small master suite, a large walk-in closet, and a very large loft above. We combined all three spaces to create a very large master bathroom with ceilings reaching nearly 20 feet at the highest point.
We added three windows to the upper section of the wall to maximize natural light. A large window was also added in the shower enclosure to look out at the amazing view of Mt. Tallac. As we do in most of our bathroom remodels, all the tile was installed without any metal edging, creating a clean, crisp flow. This was a fun project watching the space be transformed into a grand master suite.
FEATURED PROJECT
Recent Tahoe Bathroom Renovation - Regina
This project started out as a large, dark master bedroom with a small bathroom and walk-in closet. We removed all the interior walls and hallway to create an entrance that better suited the space. Two large windows were installed in the space to improve the natural lighting and further open the space.
A large bathroom space was created with a curb less walk-in shower and an elevated platform for a freestanding tub. Large format tiles were used to create a grand feeling, optimizing the open space and tall ceilings. Accent lighting was used in the two shower niches and on the elevated platform for a subtle lighting option when relaxing in the tub.
FEATURED PROJECT
Ala Wai Bathroom
Renovation Lake Tahoe
Part of a larger kitchen-and-bath renovation in a 1980s lakeside home, the primary bathroom needed both cosmetic and structural attention. The homeowners wanted a modern mountain aesthetic that could handle Tahoe's humidity and temperature swings.
The bathroom featured heated stone tile flooring, a frameless glass shower enclosure, and a teak vanity designed for moisture resistance. Waterproofing details — including Kerdi membrane throughout the wet area — were critical given the home's proximity to the lake.
All plumbing supply lines were replaced with PEX, and the electrical was brought up to current code. The project was coordinated during shoulder season to minimize disruption and ensure subcontractor availability.

Nils did a great job repairing late October bear damage under our vacation home! After being strung along for a month by one repair guy and declined by 2 others (too busy), I got lucky finding Nils who responded right away via Yelp. With the first winter storm approaching, Nils quickly removed/ replaced torn up insulation, crushed heating ducts, vents, and siding, plus a broken fence & gate. Nils was super professional coordinating with me (out-of-town owner) and my property manager. I would definitely use him again.

The home we purchased in Stateline did not have a bathroom fan. Nils came out, estimated the project and then returned after I had received the bathroom light/fan I had ordered. He installed it and properly vented it to the outside. I will definitely use him again for any future needs I have.

Why Tahoe Is Different
What makes bathroom remodeling in Tahoe different?
Freeze-thaw cycles are the biggest threat to Tahoe bathrooms. Water that seeps behind tile or into wall cavities expands when it freezes, silently destroying framing and subfloor over time. Waterproofing isn't optional here — it's the most critical layer of every bathroom we build.
Moisture barriers need to be continuous and tested at every seam. We use Schluter Kerdi systems with tested connections at corners, niches, and penetrations — because one missed seam in a mountain bathroom can lead to thousands in hidden damage.
Radiant heated floors aren't a luxury in Tahoe — they're a practical upgrade that prevents cold tile from pulling heat out of the room during winter months. Electric radiant systems add modest operating cost but dramatically improve comfort.
Plumbing in older Tahoe cabins often includes galvanized or aging copper lines that are vulnerable to freezing. We replace supply lines with PEX as standard practice, which handles freeze-thaw without bursting.
FAQ
Common questions
How much does a bathroom remodel cost in Tahoe?
Costs vary based on scope. A standard guest bathroom remodel — new tile, vanity, fixtures, and plumbing updates — costs significantly less than a primary suite renovation with heated floors, frameless glass enclosures, and full waterproofing systems. Mountain-specific factors like PEX re-piping, code-required ventilation upgrades, and waterproofing for freeze-thaw conditions add to the investment. We provide transparent, line-item bids so you understand every cost before work begins.
What does the first consultation and walk-through look like?
We start by assessing your existing bathroom's condition — plumbing age, ventilation adequacy, moisture damage behind walls, and structural limitations. Then we discuss your goals: layout changes, material preferences, budget range, and timeline. You'll leave with a clear understanding of what's involved, what decisions you'll need to make, and when to expect a detailed bid. No pressure, no sales pitch — just an honest assessment of your project.
How do you handle budget and change orders?
Every project starts with a detailed, line-item estimate. If something changes — and things do change — we document the change order with exact costs and get your written approval before proceeding. No work happens without your sign-off. We track budget status in your weekly updates.
Do you work with architects and designers?
Yes. We collaborate regularly with local architects, interior designers, and structural engineers. If you already have a design team, we integrate with them. If you need recommendations, we can suggest professionals we've worked with successfully.
Can you work on my home while I'm not in Tahoe?
Absolutely. Many of our clients are part-time Tahoe residents. Our weekly photo updates, shared project folders, and phone access keep you fully informed. We've managed entire projects with homeowners out of state.
What permits are typically required?
Most renovation and new construction projects in the Tahoe Basin require permits from both the local jurisdiction (City of South Lake Tahoe or El Dorado County) and the Tahoe Regional Planning Agency (TRPA). We handle the permit process and factor approval timelines into the schedule.
