Whole-Home Remodeling Built for Tahoe Conditions
Remodeling an older Tahoe home often goes far beyond replacing finishes.
Once walls and ceilings are opened, outdated plumbing, electrical systems, insulation, previous repairs or structural issues can change the scope of the project. Add seasonal weather, permitting and the fact that many Tahoe homeowners live elsewhere, and careful planning becomes just as important as the construction itself.
Sten Construction manages whole-home remodels from demolition through final finishes, including structural changes, layout improvements and major system upgrades.
Our line-item proposals, documented changes and regular project updates help you understand what's happening throughout the remodel, whether you're living locally or managing the project from out of town.

FEATURED PROJECT
Featured South Lake Tahoe Remodel: Ala Wai
The Ala Wai project involved more than cosmetic updates.
After removing the existing tile flooring, kitchen cabinetry and low soffits, we opened up the space and addressed the systems hidden above and behind the finishes.
The Work Included:
- Repositioning HVAC ductwork to reduce the dropped ceiling
- Raising the ceiling by approximately 15 inches
- Rerouting existing plumbing and electrical
- Removing walls to create a more open layout
- Building a custom fireplace for the redesigned living area
- Installing custom cabinetry and new countertops
- Updating the bathroom with new flooring, tile and fixtures
- Increasing ceiling height around the shower enclosure
The result was a more open, functional interior while also addressing the systems that needed to change behind the finished surfaces.
Process
Our Home Remodeling Process
Whole-home remodeling involves a lot of moving parts. A clear process keeps decisions, budgets and construction responsibilities documented from the beginning.
Initial Consultation
We start by discussing the home, your goals, expected scope, budget and timeline. This initial conversation helps identify priorities and any potential feasibility or planning issues before moving forward.
01
02
Project Planning & Design
Once the direction is clear, we coordinate the architectural, design and construction details needed to define the project properly.
Selections, structural requirements and major systems are considered early so the proposal is based on a real scope rather than assumptions.
03
Proposal & Agreement
You'll receive a detailed proposal outlining the agreed scope, costs, allowances and major project expectations before construction begins.
This gives both homeowner and contractor a clear reference point throughout the remodel.
Construction Phase
Our team coordinates demolition, construction and the required trades while keeping the jobsite organised and the project moving.
You'll receive regular written updates and progress photos, and changes to the agreed scope are documented before additional work proceeds.
04
05
Final Walk-Through
Once the remodel is substantially complete, we walk through the project with you, identify remaining items and work through the agreed punch list before closeout.
06
Project Closeout & Support
We provide the relevant project documentation and remain available if a warranty or follow-up item needs attention after completion.

Nils did a great job repairing late October bear damage under our vacation home! After being strung along for a month by one repair guy and declined by 2 others (too busy), I got lucky finding Nils who responded right away via Yelp. With the first winter storm approaching, Nils quickly removed/ replaced torn up insulation, crushed heating ducts, vents, and siding, plus a broken fence & gate. Nils was super professional coordinating with me (out-of-town owner) and my property manager. I would definitely use him again.

The home we purchased in Stateline did not have a bathroom fan. Nils came out, estimated the project and then returned after I had received the bathroom light/fan I had ordered. He installed it and properly vented it to the outside. I will definitely use him again for any future needs I have.

Nils and his team are amazing craftsmen! They were easy to work with, and charged a reasonable fee for the superb quality of work they performed – is this case a high end deck. Sten Construction is a top 10 builder.

Why Tahoe Is Different
Why Remodeling a Home in Tahoe Is Different
Many Tahoe homes were built decades ago, and what is behind the finished surfaces isn't always obvious until renovation begins.
Older electrical systems, plumbing, insulation, framing changes and previous DIY repairs can all affect a whole-home remodel once demolition starts.
Mountain conditions add another layer. Weather can influence deliveries and exterior work, seasonal construction windows matter, and projects may require coordination with local building departments or TRPA depending on the property and scope.
For homeowners who don't live in Tahoe full-time, communication becomes just as important. We use written updates, progress photos and documented decisions to keep owners informed even when they're away.
FAQ
South Lake Tahoe Home Remodeling FAQs
What does a full home remodel cost in Tahoe?
Full home remodel costs vary widely depending on how many systems are touched, a cosmetic refresh is fundamentally different from a gut renovation with structural, mechanical, and electrical upgrades. Mountain construction carries premiums for material logistics, snow-load engineering, and shorter build seasons. We use phased billing tied to project milestones, and every bid is line-item detailed so you have full visibility into costs before and during construction.
What should I expect during pre-construction?
Before any demo begins, we spend several weeks on pre-construction: finalizing design with your architect, submitting permits, procuring long-lead materials, and building a detailed construction schedule. This phase also includes selecting finishes, confirming subcontractor availability, and setting up a communication cadence typically weekly written updates. Pre-construction is where we prevent the delays and surprises that derail other projects.
How do you handle budget and change orders?
Every project starts with a detailed, line-item estimate. If something changes — and things do change, we document the change order with exact costs and get your written approval before proceeding. No work happens without your sign-off. We track budget status in your weekly updates.
Do you work with architects and designers?
Yes. We collaborate regularly with local architects, interior designers, and structural engineers. If you already have a design team, we integrate with them. If you need recommendations, we can suggest professionals we've worked with successfully.
Can you work on my home while I'm not in Tahoe?
Absolutely. Many of our clients are part-time Tahoe residents. Our weekly photo updates, shared project folders, and phone access keep you fully informed. We've managed entire projects with homeowners out of state.
What permits are typically required?
Most renovation and new construction projects in the Tahoe Basin require permits from both the local jurisdiction (City of South Lake Tahoe or El Dorado County) and the Tahoe Regional Planning Agency (TRPA). We handle the permit process and factor approval timelines into the schedule.
