Custom Home Builder in South Lake Tahoe, CA
Lake Tahoe Custom Homes: Built for Snow Loads, Short Seasons, and Zero Surprises
Building a custom home in Tahoe means accounting for snow loads, UV exposure at elevation, short build seasons, and permitting timelines that don't move fast. Every material spec, every structural detail, every subcontractor schedule needs to reflect these realities.
We coordinate the entire build: architects, engineers, trades, inspections, and material procurement. One point of contact, weekly updates, and a documented closeout at the end. No surprises.
Whether you're building a year-round family home or a mountain retreat, we design the construction process around Tahoe's constraints so your timeline and budget stay on track.

How We Work
Structure protects everyone — homeowner and builder. Here's what to expect from start to finish.
Initial Consultation
We begin with a thorough consultation to understand your vision, project goals, and specific needs. This is where we listen, assess, and offer our expertise to help refine your ideas. Whether you’re planning a residential renovation, a commercial build, or site improvements, we’ll tailor a solution that fits your requirements.
01
02
Project Planning & Design
Once we have a clear understanding of your vision, we move into the planning phase. Our team works closely with you to finalize design concepts, select materials, and establish a detailed timeline. During this phase, we ensure that all the necessary permits and approvals are in place.
03
Proposal & Agreement
After finalizing the project scope, we provide a detailed proposal that includes an accurate estimate of costs, timelines, and other important project details. Once everything is approved, we’ll sign an agreement to officially kick off the project.
Our bids are thorough by design — so the price you approve is the price you pay, barring homeowner-requested changes
Construction Phase
Our experienced team of craftsmen and contractors begin executing the plan, with constant attention to detail and quality. We keep you informed throughout the entire process, ensuring you are updated on the progress and addressing any questions or concerns along the way.

Nils did a great job repairing late October bear damage under our vacation home! After being strung along for a month by one repair guy and declined by 2 others (too busy), I got lucky finding Nils who responded right away via Yelp. With the first winter storm approaching, Nils quickly removed/ replaced torn up insulation, crushed heating ducts, vents, and siding, plus a broken fence & gate. Nils was super professional coordinating with me (out-of-town owner) and my property manager. I would definitely use him again.

The home we purchased in Stateline did not have a bathroom fan. Nils came out, estimated the project and then returned after I had received the bathroom light/fan I had ordered. He installed it and properly vented it to the outside. I will definitely use him again for any future needs I have.

Nils and his team are amazing craftsmen! They were easy to work with, and charged a reasonable fee for the superb quality of work they performed – is this case a high end deck. Sten Construction is a top 10 builder.

KEY CONSIDERATIONS
What to Consider When Building a Custom Home in South Lake Tahoe
Permitting complexity sets Tahoe apart from any valley build. TRPA, county jurisdiction, and sometimes HOA reviews all need to align before you break ground. Each agency has its own timeline and requirements — and managing them in parallel is essential to avoiding months of delay.
Build seasons are compressed. Exterior work is limited to roughly April through November, which means every week of good weather counts. We plan construction sequences that maximize productive time during build season and shift to interior work through winter.
Material logistics are fundamentally different at elevation. Delivery windows are constrained by road conditions, storage space on mountain lots is limited, and lead times for specialty items stretch longer when you're not near a distribution hub. We pre-order and stage materials proactively.
Every structural detail — from snow load engineering to foundation design on mountain terrain — needs to reflect conditions at 6,200 feet. Valley specs don't apply here, and we engineer every system for the environment it's actually in.
FAQ
Common questions
How are payments structured on a custom home build?
We use a draw schedule tied to construction milestones — foundation, framing, dry-in, mechanical rough-in, finishes, and final completion. Each draw is documented with progress photos and inspection records. We also provide lien releases from subcontractors at each milestone so you have full financial transparency. This structure protects both parties and ensures payments align with actual progress, not arbitrary dates.
What should I expect during the first month after breaking ground?
The first month focuses on site preparation and foundation work: excavation, utility trenching, form setting, concrete pours, and curing. Depending on site conditions, this phase may also include retaining walls or slope stabilization. You'll receive weekly updates with photos and a summary of what was completed, what's next, and any decisions needed from you. Foundation inspections happen before framing begins.
How do you handle budget and change orders?
Every project starts with a detailed, line-item estimate. If something changes — and things do change — we document the change order with exact costs and get your written approval before proceeding. No work happens without your sign-off. We track budget status in your weekly updates.
Do you work with architects and designers?
Yes. We collaborate regularly with local architects, interior designers, and structural engineers. If you already have a design team, we integrate with them. If you need recommendations, we can suggest professionals we've worked with successfully.
Can you work on my home while I'm not in Tahoe?
Absolutely. Many of our clients are part-time Tahoe residents. Our weekly photo updates, shared project folders, and phone access keep you fully informed. We've managed entire projects with homeowners out of state.
What permits are typically required?
Most renovation and new construction projects in the Tahoe Basin require permits from both the local jurisdiction (City of South Lake Tahoe or El Dorado County) and the Tahoe Regional Planning Agency (TRPA). We handle the permit process and factor approval timelines into the schedule.
